At Lighting of London, we collaborate with developers and design teams to deliver lighting schemes that support both architectural intent and the lived experience of a space. The Bowers is a boutique development of four five-bedroom homes where lighting played a key role in reinforcing the quality, detail and contemporary character of the interiors.
THE BRIEF .
The Bowers, developed by Hillstone Homes, is an exclusive collection of detached homes set across three floors in Rochester. The development combines traditional architectural influence with modern interior planning, offering a range of high-specification spaces including cinema rooms, wine stores, gyms and roof terraces.
The lighting needed to reflect the premium nature of the homes while remaining flexible enough to support varied internal spaces and uses. Due to the nature of the project it was important that there was a focus of quality over quantity when it came to designing the lighting scheme, and allocating the appropriate fittings.
Our Approach .
We were appointed to develop a bespoke lighting scheme in collaboration with the project team, ensuring the design translated accurately from concept to completion
The approach focused on creating a layered lighting scheme that could adapt to different room types while maintaining consitency throughout the homes. Careful consideration was given to integration, ensuring lighting elements worked seamlessly with architectural details, joinery and ceiling systems.
Close coordination with contractors on site ensured that both design and technical requirements were delivered effectively, with particular attention paid to installation detailing and alignment with finishes.
The Products .
The Magtrak system was installed in the kitchen, and used the Line.80 and Spot.35.T modules. Due to this project being a bespoke property development, the magnetic modules allow the future property owners to adjust the lighting to their own requirements.
The Bowers is a modern property development, and the Bloc.R reflected this. With its square face, the geometric design of this light added a more a contemporary lighting feel that seamlessly combines functionality and aesthetics to illuminate the space with style.
The Aim.70 was utilised throughout the property as the main source of lighting. The adjustability of the light meant light could be directed towards the more important areas, instead of relying on generic grid formats.
The Profile.60 was integrated into areas where directional illumination was not necessary. With a smaller surface area, the Profile.60 was a cost-effective option which the property developer appreciated without compromising lighting quality.
Used consistently throughout the interior, our Linear.240 provides continuous architectural illumination and enhance key design features, such as joinery detailing.
An integral part of creating a structured lighting scheme, the Seeks were used in all bedrooms, as the bedside reading lights. The adjustable tubular head allows complete user control, ready to provide discreet and personal illumination.
Low-level lighting is an integral part of creating a layered lighting scheme, and this is where the Hide came in. Installed in the stairways the Hide not only enhances aesthetics, but functionality as well.
With its complete adjustable functionality, the Follow Me.R was used to provide accent lighting to highlight specific features and focal points. The complete directional control allowed it to integrate back seamlessly into the ceiling when not in use.
Our Impact .
Our involvement extended beyond product supply, focusing on the development of a cohesive lighting scheme, across all four houses, tailored to the architectural language of the development.
Working closely with all parties on site, we ensured that the lighting design was both buildable and aligned with construction sequencing. This helped bridge the gap between design intent and on-site delivery, reducing complexity during installation.
The flexibility of the selected product range allowed us to address a wide variety of spaces within the development while maintaining a consistent visual approach.
The OUTCOME .
The completed lighting scheme enhances the quality and character of The Bowers, supporting both the architecture and the way each space is used. Lighting has been carefully considered to provide clarity, depth and atmosphere, ensuring these elements flow from room to room, for a cohesive experience.
This project demonstrates how a coordinated lighting strategy, combined with close collaboration and flexible product selection, can elevate a residential development and reinforce its premium positioning.
